We believe in complete transparency. Below is a comprehensive breakdown of our fee structure for landlords, covering our core service tiers and regulatory administration.

Heera Estates And Lettings Limited is not currently registered for VAT, so all fees shown below are final and no VAT is applicable.

1. Core Service Packs

Full Property Management Service

Our comprehensive, hands-off package covering compliant tenant matching, 24/7 maintenance handling, ongoing legal adherence, and routine property inspections.

(Payable at the start of each new tenancy to cover advertising, viewings, and on-boarding)
Monthly Management Commission: 8% of the monthly rent collected

(Subject to a minimum fee of £70.00)

Rent Collection Service

Designed for landlords who prefer to handle property maintenance directly but want professional, robust handling of monthly financials and rent allocation.

(Payable at the start of each new tenancy to cover advertising, viewings, and on-boarding)
Monthly Collection Commission: 5% of the monthly rent collected

(Subject to a minimum fee of £50.00)

Example: If the monthly rent is £1,000, the 5% fee would be £50.00 per month.

Let Only / Tenant Find Service

A robust one-off service to properly market your property and execute the initial on-boarding.

One-off Introduction Fee: 50% of the first month's rent ( Plus £70 per referencing)

(Subject to a minimum fee of £500.00)

Full Property Management Service with rent Guarantee

All legal costs associated with Eviction services like court-fees and bailiff charges.
Rent guarantee for any missed out rent.

Monthly Management Commission: 11% of the monthly rent collected

2. Compliance, Certification & Safety Fees

To ensure your property meets the strict statutory safety benchmarks required for UK lettings, we can coordinate and execute the following professional assessments:

Gas Safety Certificate (CP12): £95.00
Energy Performance Certificate (EPC): £95.00
Electrical Installation Condition Report (EICR): POA

(Subject to variations for exceptionally large properties)

3. Administrative & Standard Tenancy Support Fees

In strict compliance with the Tenant Fees Act 2019, all referencing, inventory, and on-boarding administrative costs are billed directly to the landlord. Should you require targeted admin support outside of a fully managed agreement, or specific one-off legal interventions, our transparent rates apply:

Tenancy Agreement Preparation: £150.00
Tenant Referencing & Legal Background Checks: £70.00 per applicant
Comprehensive Inventory & Schedule of Condition: From £150.00 (Based on property size)
Deposit Registration & Independent Lodgement Fee: £35.00
Deposit Dispute Handling / Arbitration Charge: £120.00 (Non-Managed portfolios only)
Serving of Statutory Notices : £90.00
Submission of Non-Resident Landlord (NRL) Financials to HMRC: £50.00 per quarter
Professional Hourly Rate: £60.00 per hour (For court attendance or bespoke requests)
